Ceiling leaks are inconvenient because they damage structural materials, which can cost a lot of money to fix. It’s important to determine why your ceiling is leaking so you know who should repair it. If your ceiling is leaking due to a plumbing problem, such as a leaking pipe, you should call our team at Bill Frusco. At Bill Frusco Plumbing, Heating, & Cooling, we offer affordable ceiling leak repair in Philadelphia, Bucks County, and Montgomery County to protect your property from water damage.

What Causes Ceiling Leaks?

Some common causes of ceiling leaks include:

  • Roof or gutter problems
  • A burst pipe on the floor above
  • Improper insulation
  • Leaks from plumbing stacks or appliances such as bathtubs, washing machines and air conditioning units
  • Loose roof flashings as well as penetrations through the ceiling such as chimneys, vents and recessed lighting fixtures. There are also things that don’t cause ceiling leaks directly but they increase the chances of ceiling leaks occurring. For example, ice dams are ridges of ice that back up water on the roof into a large mass. Water can eventually work its way under shingles or through ceiling insulation, drywall, or ceiling tinderboxes to leak inside the vulnerable area below.
  • Condensation is another common cause of ceiling leaks. If warm moist air condenses against cold surfaces such as unheated exterior walls and uninsulated attics, it will form water droplets on these surfaces. It can also collect on pipes near exterior walls and then drip through ceiling cracks or holes in ceiling tiles to fall into the living space below.

We often perform ceiling leak repairs in Philadelphia because of water damage or structural issues caused by old age and general wear and tear. Repairs might be as simple as replacing a worn gasket on overhead plumbing fixtures (faucets and showerheads), which could cost $20-$80 depending on the fixture. You may also need to replace ceiling tiles that have become water-logged.

Another thing to keep in mind is that ceiling leaks can happen due to a ceiling joist or rafter moving out of place and causing a crack or hole around an outlet or light fixture. The good news is this type of ceiling repair isn’t too complex and doesn’t typically cost a lot.

What to Do If Your Ceiling Is Leaking

As water drips down from your ceiling it can damage paint, floors, walls and ceilings below. It also rots ceiling joists that may not be immediately noticeable under drywall. While you wait for the plumber, there are several things that you can do to protect your home and property from damage caused by the leak.

  • First, turn any ceiling lights or fans off. If the leak appears dangerously close to an electrical outlet, you can turn off the main electrical switch of your house so electricity does not flow through standing water, which creates a risk for electrocution.
  • Check for structural damage such as cracks on your ceiling’s surface before beginning any repairs. The last thing you want to do is quickly patch up a leak without discovering the root cause.
  • Protect your furniture from water damage. It’s not always possible to move valuable or heavy objects away from a ceiling leak on time, but you can do your best to provide temporary protection. If lamps have been damaged by moisture, unplug them immediately and remove the bulbs so they won’t be affected by the dampness. Unplug all other appliances, radios and stereos. Cover couches and chairs with large plastic sheets; this will protect them from the unavoidable water that will drip down in between ceiling tiles or through ceiling cracks. If you can’t move heavy objects like bookcases and dressers, cover them with a waterproof sheet until everything has been repaired.
  • Protect your flooring. Place large plastic sheets over tile floors and throw rugs in order to prevent rust stains and mold growth.
  • Mitigate ceiling leaks by covering them with towels or placing buckets underneath them. This is not an effective way to stop ceiling leaks, but it will do the job until a plumber arrives. If the leak is severe, don’t leave it unattended because towel and bucket coverage won’t work long-term.

Ceiling Leak Prevention

To prevent ceiling leaks, inspect your ceiling for cracks or missing or loose ceiling tiles and fix them before you end up with a larger ceiling issue. To prevent ceiling leaks from ice dams, the snow on your property should be cleared away from the edge of the roof. If you have a mounted heating/cooling unit, this can be a chronic source of condensation that may drip water directly onto the ceiling below.

Regardless of what is causing your ceiling leak, a plumber in Philadelphia can come out to troubleshoot and resolve the issue.
